Magnolia Woods is a neighborhood in Sherman Oaks located just southeast of Lake Balboa Park and the Sepulveda Basin Recreation Area. The neighborhood is easily accessed by the 405 and 101 interchange. It has also become popular with Kaiser workers as they can access several campuses fairly quickly.

Magnolia Woods is bounded by Oxnard St on the north, Kester Ave on the East, Sepulveda Blvd to the west and Magnolia Blvd on the South. Magnolia Woods has about 4,000 residents and is home to the Kester Ave Elementary School.

The neighborhood offers a mix of condos and single family homes. The majority of the neighborhood is residential but there are numerous shops, restaurants and markets nearby.
